A Guide to showing your house to homebuyers:

After your house has been spruced up with all the minor repairs done and the valuation completed at a price you believe is fair; you are ready to have your house on display. Showing your house is what happens after all the preparations are complete. Any existing drawbacks of the property will need to be underplayed by highlighting the positive aspects of the house. The buyer must connect on an emotional level with the space for him or her to imagine living there.

Ensure that your property is always available to agents not necessarily by appointment. You don’t want any potential buyer to miss viewing your house and thereby lose an opportunity to sell.   

Make an appropriate welcome:
The potential buyer is a guest until your house is sold. It is in your best interests to make the buyer comfortable and able to view the space as his or her own. Ideally you could greet the buyer and then leave the house as most people are not likely to talk about the property or open closets and drawers if you are around. As you leave, let them know they can take their time looking around. If you cannot get away then try to be as inconspicuous as possible while letting the agent speak and answer questions. You could leave a bowl with sweets or mints near the main door with a note that says, ‘Thank you for coming to view my house’.
